Dos and Don'ts List When Staging a Home

Here is a helpful checklist of Dos when it comes to staging a house:

  • DO use warm tones and incorporate colors through art, plants, and accessories in a subtle way.

  • DO keep things simple for the eye to just absorb the space as inviting, with room to breathe.

  • DO undersize furniture but oversize art and rugs for scale.

  • DO highlight natural light flow through the home.

  • DO opt for a warm white for paint throughout the home for a bright and balanced feel when in doubt.

  • DO use multiple light sources and always feature natural light.

There are a few things to avoid:

  • DON’T over-decorate or crowd the space with large furniture or heavy patterns. As much as people will love the look, they will get the feeling the space is small and harder to make it their own.

As much as we LOVE this room, we help you edit it down to keep the rich character and make it feel more spacious for a new homeowner.

  • DON’T do the “pop of color” trend. We stage a home for photos, videos, and showings to highlight and visualize rooms. Our goal is to showcase the home, the use of each space, and the architecture, not to distract the eye or camera.

  • DON’T block sunlight with mini-blinds and plastic louvers, valances, or dark curtains.

  • DON’T mix light bulb colors or make the lights too bright or too dim.

  • DON’T think of the staging as a reflection of how you like to live.
